Home Builders are rushing to sell Homes before 2023 with BIG PRICE CUTS. Particularly in Housing Markets across Texas, Utah, and North Carolina.
In those States New Construction Homes account for over 40% of the Inventory on the Market. Meaning that Home Builders (esp Lennar and DR Horton) have a lot of Pricing Power to influence the local Housing Market. Austin, TX is a perfect example, where home prices are down by 10% over the last 5 Months thanks in large part to big Builder Discounts.
A recent article from the Real Deal highlighted that Home Builders are looking, in particular, to sell their newly completed Homes before 2023. This is great news for Homebuyers and Real Estate Investors. However - be very careful buying a New Home. Prices in these communities, and the cities dominated by builders, will likely fall into the future.
That's because Builders clearly know something about the 2022 Housing Crash getting worse. It's why they're rushing to cut prices. If they didn't think things would get worse, they would keep the inventory rather than discounting it hoping for a better Homebuyer demand in 2023.
One future issue - likely resulting in increase in panic among Homebuilders - is that there is a huge glut of Housing Supply set to be completed in 2023. Over 830k Single-Family Homes are actively Under Construction, which is way higher than the current Buyer Traffic. This means that the inventory growth and price cuts will likely continue into 2023.
Cities where Builders have really gone crazy, and will be discounting for a while, including Dallas, Austin, Nashville, and San Antonio.
